Muhammad decided to break his lease half way into the lease agreement.. We agreed to let him out of his lease with the promise that he would help us show the property and find a qualified tenant. After a handful of showings Muhammad felt we should " have it leased already" and no longer wanted to be bothered showing the property. I explained to him that finding the right tenant is the #1 priority and since we were allowing him out of his lease that he should be grateful and accommodating. Once we found a qualified tenant, Muhammad refused to pay his last month of rent. I explained to him that he signed multiple disclosures in the lease agreement stating his deposit is not to be used for the last month of rent. Unfortunately, it got to the point that I notified Muhammad that we would be putting a 3 day notice on his door followed by an unlawful detainer if the rent was not paid. Long story short, the rent was paid (even though late) and my homeowners received their monthly payment.
