This person tried to move out one month before his lease was up, but stayed another month when I pointed that out to him. He also moved in a dog, without my knowledge or consent. The dog urine (lots of it) had gone through the carpet and pad, and left stains on the trim and sub floor. We had to replace the pad and carpet, and do a thorough cleaning, as the apartment was very dirty. We also had to replace/repair doors and trim that the dog had chewed on trying to get out. I have many photos to back this up. Most of our 100+ tenants get most or all of their deposits back.

It has been our policy for many years to limit the dog breeds we accept. We try to be courteous to the neighbors of our properties, because we have had a bad experience with certain breeds.
