Standard protocol is 3 questions. 1. “what is your credit score?” Requirement is 620 or above. If known score is below, I do not collect $45 fee for credit/eviction/criminal background check. Tenant copies of credit reports are not accepted & pay stubs are not required. Verification of employment is performed upon completed application. 2 “how many people will occupy?” Reason is, for any adult over 18 that will be occupying is subject to the check. 3 “do you have any pets?” Although an owner may consider, it is not guaranteed. Over 75 inquiries and all were given the same opportunity to provide the necessary answers before appt was scheduled. Caller stated after discussion owner had too many rules and wouldn’t be a good fit & was not agreeable to 1st & last rent in addition to security prior to occupancy. Tenant’s acceptance is the sole decision of the owner and not the Realtor, regardless of marital status. The accepted tenant for this property is also a single parent.
