Unfortunately, this buyer misrepresented himself to Zillow by saying that he has no agent representation in the questionnaire provided to buyers before they are put through to a Realtor. When I picked up, he demanded that I confirm a showing with just a couple hours' notice (which I'm willing to do if I'm not already booked), and also that I conduct research for him and provide an extraordinary amount of details regarding the property. I said I would gather the info he requested, but in terms of confirming the showing, I tried to explain to him, as I explain to every single one of the buyers introduced to me through Zillow, that the State of CT requires that buyers are represented by a licensed agent prior to providing any Realtor duties. I always explain that this is state regulation, it's not my rules -- I'm just the messenger, so please don't shoot the messenger. I also offer to meet first at our brokerage's office, to demonstrate my qualifications. At that point, he said he already had an agent and I should just show him the property even though he was already represented by another agent. I tried to explain the potential consequence of that but, unlike the many kind, considerate and caring buyers with whom I discuss such matters, he got very angry and abusive. He was overwhelmingly critical, he no longer allowed me to speak, so I was not allowed to explain anything to him in any additional detail, and he hung up on me. Unfortunately, I have since learned by talking with Zillow representatives, that this was all caused by the fact that he lied on the questionnaire that Zillow issues before they connect anyone to a Realtor. They literally ask whether a buyer already has an agent, because there are consequences for agents speaking with buyers who are already represented. He lied and said he did not have an agent. I did not even know that at the time, but the bottom line is that he simply didn't want to hear anyone other than himself and became overly critical when I tried to explain the related consequences. All other buyers hear and understand this explanation. It's just a conversation, and exchange of information, not an argument. But this particular exchange was rooted in the buyer lying to begin with, and I was not even aware of that until recently when I met with my Zillow representative and they researched the matter. They said they would try to remove it since it was an unfair review, but I figured I'd post this response while they work on that.
