This reviewer, Lawrence James, signed a lease and then failed to meet the obligations of the agreement. He did not provide first, security and last month rent checks at the lease signing as required. He paid first month's rent and then dodged all of our attempts over the ensuing weeks to collect the security & last month's rent. He provided the security deposit nearly 3 weeks past the due date, but no last month. By then we had opted to terminate the lease and notified him as such. We returned his 2nd payment. The first month's rent, as per the agreement, was forfeited when he defaulted. As we have suffered financial hardship through the misleading and indecisive actions of this individual, it's necessary to exercise our right to retain the first month's rent to offset expenses. I'm sorry that this lease agreement could not have been worked out to our mutual benefit. As always, I remain available to my tenants to resolve any issues related to ongoing lease agreements.
