Adel, your frustration is understandable and I'm sorry that you feel that we did not have your best interests at heart. Unfortunately, citing code violations is outside the scope of any home inspection. Inspectors are not certified code enforcement officers. They report on safety issues, operational issues, visible issues at the time of the inspection, etc. There are minimum requirements and a standard of practice that are required for inspectors from the state. Those can be requested from the inspector. Since there were no county code violations found with the title search of this home, there would have been no way for the inspector or myself to know about the violation. I did try my best to remedy the situation with the inspector's warranty after the home closed, and tried to gather as much info as possible about who installed the water heater, which is the real source of the issue. Regardless, it was a pleasure working with you and your family and I hope this issue does not deter you from loving your new home.
