Over 450 photos taken by the Inspector did not reveal ducting “eaten by critters”. It was determined after reviewing evidence provided by the Client that the damaged ducting was concealed at the time of the original Inspection and only discoverable upon moving and disturbing insulation. The Client was delivered an Inspection Agreement disclosing limitations and exclusions prior to our firm conducting the Inspection. Kross Inspectors stands by our work within reason as the Inspector spent over 4 hours on site, but cannot be invasive or technically exhaustive. It should be mentioned here as well that an air conditioning system was not installed at the time of the Inspection. If it would have, the Inspector would have discovered air leakage in the attic via thermal imaging.
