Response from Kevin Swift on 1/6/2025 Dear Madison, Thank you for sharing your experience. I'm truly sorry to hear you felt dissatisfied during the process, as it's always my goal to ensure buyers and sellers feel supported and informed. To clarify the events: 1. Loan Challenges: As you mentioned, the first two lenders were unable to approve your loan due to employment requirements. While we advised working with a trusted local lender familiar with these nuances at the time of your offer, I respect your decision to explore other options. The seller graciously extended the timeline to accommodate your efforts with multiple lenders, which unfortunately did not yield approval within the original (or extended) timeframe we gave you. 2. Seller's Contributions: The seller agreed to sell the home significantly below its certified appraised value, a generous concession in itself, and also offered a $5,000 credit toward the roof repair, plus $5,000 towards your loan closing costs. These terms exceeded typical seller contributions, demonstrating their willingness to work with you. 3. Closing Timeline: After nearly two months, the seller-who was experiencing health challenges and financial pressures-chose to accept a cash offer to avoid further delays and uncertainties. While I understand this was disappointing for you, this decision was ultimately the seller's to make, and my role was to represent their best interests as required by my fiduciary duty. Every day the closing was delayed the seller had to pay additional holding costs for taxes, insurance, utilities, etc., which the seller did for the first delay. The seller decided against any further delay or expense. 4. Professionalism and Communication: 1 regret if there was a perception of unprofessionalism or lack of communication. I always strive to maintain clear communication with all parties involved and work collaboratively with buyers' agents to find solutions. In this case, decisions were guided by the seller's preferences and circumstances. No further in-depth communication was warranted. At the end of the extended closing date, the seller decided to move on prior to any new loan arrangement you eventually came up with. 5. Experience Matters: I've had the privilege of serving clients for over 30 years with a strong record of positive experiences. While I regret that this situation led to dissatisfaction, I hope it's clear that I was working within the seller's directives and the constraints of the situation. Again, I empathize with the frustrations you faced during this process. Home buying is an emotional journey, especially for first-time buyers, and I'm sorry your experience fell short of your expectations. I wish you all the best in your new home and career.
