Lohith, the option and inspection fees are your investment to determine if this or any home is the home or not for you and Nishi. Would you rather have not had our knowledge helping vette the home and rental info to only end up with a $400,000 purchase that did not fit what you and Nishi wanted? Performing and reviewing written Due Diligence is part of purchasing a home. The promulgated HOA addendum you signed allowed Title to obtain written HOA docs in 15 days to which you had 3 days to review and terminate contract. "Verbally" we received from the HOA stating rentals were allowed and this info was provided to you when contract was submitted. On 7/14 the Title company provided the "WRITTEN" HOA CC&R's that stated that while rentals are allowed there is a 25% cap limit. You did not feel comfortable to move forward. Since we monitor deadlines within the contract, we were able to terminate contract and you received your $6100 earnest money refund. For your due diligence option you paid $500 for an inspector of your choosing. We have been kind and patient with you on the numerous offers we placed on homes for you. We scheduled 3 different last minute showings on this home which one was to show your wife, Nishi. Very lovely woman. The appraisal fee is something you need to speak to your lender about. You changed lenders 3 times in the option period. Realtors do not order the appraisals. Lohith, I stand by my team and our treating you with respect during our interactions with you. Additionally with respect in responding to allegations. Due to our knowledge and paying attention to contract deadlines, you received your $6100 earnest money refunded to you in a timely manner. Your option fee and inspection fee was your investment to determine if this was or was not the property for you and Nishi.
