Samantha and Craig, I appreciate your feedback and the opportunity to help sell your home. While the process had its challenges, most notably the unexpected 62% increase in condo fees (HOA), rising from $395 to $640 per month after the property went live, I remained fully committed to delivering the best possible outcome. It's important to note that while comparisons were made to properties in other parts of Rockville without similar condo fee challenges, your unit faced a very different market dynamic. Despite this, we secured two offers, sold ahead of two other comparable units in the same neighborhood that are still on the market today, and I adjusted both pricing strategy and commission terms to protect your bottom line. Additionally, despite selling only two years after purchase, which typically makes it harder to break even, I worked to ensure you still walked away with a positive result. I stayed in regular communication and worked around limited weekday showing availability to maximize exposure and keep interest strong. I always strive to deliver strong results, even in difficult circumstances, and I wish you both the best moving forward.
