Although it sounds like you have run into some difficult times, there are some questions I would raise in this statement. The lender you used in this transaction was and is a reputable lender, not just a buddy. Through that lender you secured a government insured loan to purchase the property. These types of loans would prohibit a past lien on the property. You also received title insurance. The purpose of title insurance is to insure transfer of a clean title, therefore in the rare event something was missed, you would have been covered. While it is unfortunate to hear that you had issues selling recently, you could have reached out to see if I could have assisted with those issues but you did not ask me for any assistance. I would definitely have preferred to attempt to help you.
