I feel terrible that these buyers feel this way, they seemed so excited to be purchasing a new home. Buying a new house can be both exciting and stressful. It has always been a joy of mine to be apart of a young couples journey in purchasing a home! I feel as a real estate agent, it is part of my job to help alleviate some of the buyers stress by help in facilitating a smooth transaction from the beginning to the end. With that said, some parts of the buying process, real estate agents do not have any control over. It is always the seller's responsibility to disclose in the Sellers Disclosure Document, that is viewed and signed by all parties, of any damage to the property(visible to the eye and hidden). It is always my highest priority to communicate and provide my buyers accurate information. Unfortunately, there are times when sellers do not disclose OR are not aware of defects to the property. I always recommend a home inspection, which was done on this property, to be performed by a licensed professional to report all damage and defects and encourage buyers to closely review that report then notify their agent promptly to address any concerns. Upon completion of every sell, I try to learn something and apply it to the next sell. In this particular case, I learned that I should follow up with the buyer and make sure they have spoken to the home inspector and have a clear understanding of his findings. Once again I feel horrible that this couple felt uninformed after leaving the closing table and hope they have found all the happiness in the world in their adorable new home!
