I am so sorry that she had a bad experience.I understand her frustration. But some things are out of my control. She did a walkthrough the day before closing with her contractor friend who inspected the repairs & she approved them. The listing agent didn't come to closing. The seller was suppose to bring the keys, receipts & home warranty. He didn't. Her attorney had a copy of the contract with the home warranty listed as a contingency. He knew the home warranty was to be provided at closing by the seller. I had requested this from listing agent several times, but never got it. She chose to go ahead with the closing with her attorney withholding funds until the seller provided these things. He never did. She seems to think I was shifting blame when I tried to explain that the only assess I had to the seller was through the listing agent & her attorney. She worked hard getting her things to the lender requested of her.None of this was her fault. I am sorry things didn't go well.
