William Tatge was an assistant volleyball coach at the University of Iowa. The head coach was fired after starting the 2021 season with a 3-19 record. Tatge took another job elsewhere and broke his lease with us. He broke his lease with more than 5 months remaining. The washing machine issue was reported to us on Tuesday afternoon, November 30, 2021. We responded the very next morning to collect some more information. The appliance repair service came out to look at the washing machine on Dec. 6, 2021. A new washing machine was ordered and installed on Dec. 18, 2021, 18 days after the issue was initially reported. This was during COVID when things like washing machines were taking a bit longer to arrive. We explained to Tatge he'll still be responsible for the lease until we are able to find a subtenant. Landlords have a due diligence to help a tenant find a suitable subtenant if the tenant needs to break their lease. Landlords do not have to do this for free for the tenant. We showed the unit to 5 different individuals before finding a suitable subtenant, and we charged a very reasonable $25 per showing along with a $75 listing set up fee for advertising the vacancy online. We don't recall entering his apartment unannounced. We always notify tenants about showings or other maintenance visits at least 24 hours in advance. We did nothing whatsoever to make his situation difficult. We found him a suitable replacement tenant which allowed him to break his lease and saved him close to $5,000 in rent he would have been responsible for. Regards, Kaldenberg Apartments LLC

There were no known issues with the bathroom prior to Cass Russell's tenancy. The issue with the bathroom tub never prevented her from using the bathroom tub. When the issue was reported to us, we discussed a temporary solution which allowed the tenants to use the tub. We ended up installing a brand-new tub and shower surround w/ tiling for the tenants, and the bathroom was out of commission for only 3 days during this remodeling process. When Cassidy Russell brought up terminating the lease, we explained to her that they'll still be responsible for the lease unless we are able to find a subtenant. She then said, "I can just break the lease too." At that point, we told her that she certainly can just break the lease, but if she does that, we will be forced take her to small claims for any unpaid balance due. Landlords have a due diligence to help a tenant find a suitable subtenant if the tenant needs to break their lease. Landlords do not have to do this for free for the tenant. We showed the unit to 10 different individuals before finding a suitable subtenant to take over the lease, and we charged a very reasonable $25 per showing. Contrary to Cass's claim, the tenants did not clean sufficiently after vacating. The unit required extra cleaning in order to properly hand the unit over to the new tenant. We take care in updating and maintaining our properties, and it is always our goal to respond to maintenance requests in a swift manner and for new tenants to move into clean, well-maintained apartments.
