I'm a flipper with a bachelors degree in finance learning the ins and outs of the real estate world.  I'm easy to deal with, respectable, and knowledgeable but I protect assets at all cost.  If You can't secure a cash flow don't invest and if you can't rent a property at a price lower the price as a year's worth of 0 cash flow will cause a slow and painful financial death for any investor.
