    The property owner of this home refused the tenant's request to go on a month-to-month lease. A property owner has the right to decide if they want a long- or short-term lease. It is not Tyson Properties' decision. This tenant is upset by the owner’s decision not to allow him a short-term rental. This tenant reported an issue with his air conditioner twice, and twice we responded. The vendor was unable to contact the tenant because the tenant’s phone message box was full and couldn’t accept messages. This tenant reported a call back for the air conditioner because it still wasn’t working properly, and again our vendor couldn’t leave him a message. The tenant later told us he was out of town during that time. Tyson’s staff does its best to respond to a tenant’s needs as quickly as possible, but we also need each tenant to provide a working phone number that can accept messages. Repair requests are monitored over the weekends, and we have staff checking for any reported emergencies.

    Brian, thank you for applying to one of our rental homes. As we explained to you on the phone, our firm, like many other property management companies, has a standardized application approval process. We have written procedures established with minimum and maximum limits. These set procedures are established so that we are in compliance with all Federal Fair Housing requirements. The purpose is to treat all applicants equally. Your request was for us to modify our written procedure and make a special exception based on your source of income. We cannot make exceptions for others, and we cannot make an exception for you either. We strive to treat all parties applying for homes fairly. Our staff did recommend that you apply for a slightly less expensive home that your income level would qualify for, but you indicated you were not willing to do that. Our staff would like to “Thank you for your military service”.

    I would not recommend this lease company. They are quick to try and make money off of you. When it comes to the functionality of the house you rent they will come to assess the problem , but they will not fix the issue i.e. heat not coming through...

    Management companies don’t make money off of tenants. The property owner pays our fees. The homes we manage are owned by the property owners and it is up to them if they are willing to spend the necessary money on repairs. If a person has sufficient heat, cool air and water many owners are not inclined to undergo the expense of a new heating/cooling system. In older homes, vents sometimes collapse and the amount of air flow is reduced. Fire places are amenities and not necessities and many owners are not willing to spend the funds to replace them. If a repair relates to safety or necessity then the property owners are compelled to make those repairs. Tyson Properties does not own any of the homes we manage and Tyson Properties does not pay for repairs. As such, it is the individual property owners who makes those calls.

    We rented with Tyson a couple of years ago. At first I thought they were pretty great but as time went on and there were maintenance issues they got tired of me calling because it wasn't taken care of correctly and threatened to have me pay for them ...

    As per our lease agreement, all maintenance issues must be placed in writing over the internet, therefore providing an audit trail of exactly when each issue was reported. It is our policy not to accept repair request over the phone. All on-line repair requests are tracked for timely completion and vendor evaluation forms are sent to all tenants to request their feedback on each vendor for each repair call. Once a vendor arrives at their destination, the problem reported must be replicated or the vendor cannot conduct a repair. Each vendor charges the property owner a service charge for each service call even if no work was completed or repair needed. In the tenant’s lease they agree to leave the home in the same condition it was upon move in and if that is not the case, Tyson Properties has to contract with cleaning or yard vendors to make repairs.
