Property managed a Apartment home I rent in Cottage line, Norfolk, VA.ResponsivenessPriceWork qualityPunctualityTodd has always been up front about costs and updates/repairs that are being done. He was very gracious with not using the higher month to month rent when our new release expired and didn’t even raise it the following year. It’s been a pleasure working with you over the last couple months. You chose a nice little 2 bedroom unit with new kitchens, granite counter tops, mini split HVAC systems and many other upgrades. These 12 garden style apartments create a very friendly community in the heart of Ocean View. Many tenants have stayed over 10 years there! We look forward to a long friendship. Welcome to the rental family. Todd

Property managed a Apartment home I rent in Potomac west, Alexandria, VA.ResponsivenessPriceWork qualityPunctualityTodd was my landlord for the last 10 years (across 2 different properties) and he was THE BEST. It's exceptionally hard to find a decent landlord, let alone a great one, but Todd was a stand up guy through and through. I was heartbroken to move out. ...Response from Todd Lovelace on 4/23/2025
Kaitlyn, Thank you for the sharing that review. For everyone reading her review, she sent that directly to my email a couple months ago and I planned on keeping that to myself, as I am not a big fan of sharing things publicly. But after receiving the very surprising negative review, I did ask Kaitlyn if she would share that publicly. Which she did. Kaitlyn, thank you very much. Receiving it the other day meant the world to me. And after the negative review, it means that much more to me. Good luck to you. You are always welcome back to the rental family.

Property managed a home I rent.ResponsivenessPriceWork qualityPunctualityTodd Lovelace is THE LAST person you want to have as a landlord. He's cut our power off for some outside "maintenance work" without a 24 hour notice beforehand. It was cut off for 11 hours AND all my breastmilk in my freezer went bad. This issue happened about a year ago, in the summer of 2024 or earlier. We contracted to have 12 exterior braker panels replaced because the salt air was corroding them and had created a safety issue. We hired a contractor for about $20K, to replace all the breaker boxes and they found issues with some of Dominion’s meter bases which had to have emergency repairs done by the contractor. Dominion refused to send someone that day. They were fine letting the power to stay off until the next day. Our contractors worked until 9pm ensuring power was turned back on. We are sorry this took this long and understand the mother’s frustration of lossing the breast milk. As far as the unit, it is one of 12 units, that are spread out over 3 separate buildings. Of the 12 units, 9 units have new granite kitchens, new bathrooms, new cabinets, stainless steal appliances and new windows. Clearly not a "DUMP" and anyone can see the amount of money that is being spent on the units. All 3 buildings have new roofs. Some older units, are clean but very dated. However, the price reflects this and some people prefer or cant afford the higher end units and higher rent. So when we can, we try to keep some affordable units. In this case, the tenant elected to stayed in the unit even though the bathroom walls where near the end of its useful life. Tenants are always given the option to vacate or upgrade to a new unit if they feel the unit is not safe. However, it is explained to tenants, a proper repair of the bath tub walls/tiles could can not be done while a tenant occupied the unit. Especially a 1 bath unit. In the end, we are not happy with how long the repair took and apologize for that. However some things in the review do not ad up. The work was done a year ago, and the review is just now being posted. She says her breast milk went bad, but I dont have any female tenants with kids on the leases there. Not a big issue, but if you arent on the lease, then you dont really have the benefit of knowing everything said/promised or agreed to between myself and the actual tenant. I do have a male tenant with infant children who's unit has new cabinets, granite and built in microwave; and we are not renewing their lease because they had payment issues, failed to report water leaks under the kitchen sink which caused rot and mold issues and we found full diaperes thrown into the backyard. His last day is at the end of this month. In the end, we are not sure who tenant is and it doesnt matter to us. However over the past few years, we have adopted a policy to end tenancy to initiate repairs, if any tenant feels like they be getting a subpar dwelling or one that is not safe. Had issues been reported, we would have fixed them or explained that a propert fix would require they move to another unit.
