To address all the seller's concerns; When the closing date extension was presented to the seller, they informed me they were willing to extend the closing date, but wanted to insure the appraisal went fine, seller's were aware buyer had a trip planned to Alaska and did not indicate they were not willing to extend until after the buyer had left, property was listed the 29th of December, sellers were sending me updated photos as they were needed, Seller requested no sign be placed on the property for job purposes, the closing documents were prepared incorrectly by the title company, the incorrect address was on a document that was not a crucial portion of the document, seller was closing from their new location out of state and notified me of the error after business hours, the incorrect address was not going to effect the outcome of the closing NOTE - House sold for just over 95% of my first recommended price, but seller's chose to list approximately 17% over suggested price.
