We are sorry that you were unhappy with our visit. I would like to set a few facts straight on pricing. Your home was a 3 Br, 2.5 bath home with a pool on a busy road. You wanted to sell it “as is”. At the time you didn’t want to fix anything. You just wanted to sell and move without any hassles. It had a failed septic system that you did not want to replace. Septic replacement can cost $30,000+, which we advised you to replace, because most buyers don’t have the extra money when they are buying a home. That will reduce the offers and sales price. Selling a property “As Is” with no repairs also lowers a property’s selling price, which we told you. When you sold you had actually followed our advice and just replaced your septic system and the property was not sold as an “As Is”. So, it’s not even an apples-to-apples comparison. We met with you in March 2023 and the comps that we used were of similar homes that had sold prior to March. Sure, afterwards things settled higher. When we met with you, we told you that we would have to do another price analysis as we got closer to listing your home. At the time, there were actually three homes that sold on your own street before yours. One was a larger 5-bedroom 3.5 bath home with a pool and failed septic that sold for $450k. The next was a 3 bedroom, 2 bath home. It didn’t have a pool but it did have a finished basement. It listed for $450k and sold for $460k. The third one was a five-bedroom, 3 full bath home that was 800 sq ft larger, with a pool and a larger lot than yours. It sold for $500k. The discussion of $430k pricing was for a completely “as is” sale with a known failed septic system and no repairs. Regarding the exclusive listing, we offered it as a stop-gap measure in case the perfect buyer came along as you were getting ready. We also discussed the unknown impact that several upcoming interest rate hikes were going to have on the buyers and if listing sooner might be a better choice than waiting. We didn’t bring any listing paperwork for you to sign. It was just a visit. Congratulations on your amazing sales price. You found the needle in a haystack! Best of luck to you in the future.
