This person called and wanted to see my listing immediately, which was closing in 1 week as a cash sale (no more contingencies). I asked him if he was working with an agent and he said "no". He proceeded to tell me he had made offers on 2 homes already. (This shows he was working with an agent - red flag). My listing was $500,000 and he wanted to offer $400,000 without seeing the interior of the house (red flag). There was no more negotiating on this house as we were already through inspections and ready to close, which I explained to him. With the information he had given me, I was afraid this was not a legitimate situation and chose not continue. He did not say he wanted to see other houses. He only gave me a first name as well. With current security concerns in the realty community, I felt this was putting me in a compromising situation with all of the red flags. To set the record straight, I had 19 sales in that 12 month period.
