As per your executed lease with Deaton Group Realty, the Property Management office is open Monday thru Friday, 8 am to 5 pm, and there is an after hrs fee for non-emergency communications in order to pay the after hrs staff for answering after hours. Emergency communications are not charged. Deaton Group Realty implements this per occurrence charge in order to keep rents low and not pass on the additional costs to all tenants. Deaton Group Realty notifies all service vendors asap on all maintenance requests, and communicates with the service vendor, at no charge to the tenant. Per your lease, the tenant is responsible for coordinating access to the property directly with the service vendor, for security purposes. If the tenant can not, then Deaton Group Realty can coordinate this for the tenant, with a charge. Scott Deaton and Deaton Group Realty responded immediately to your notification of the power outage, and an electrician was assigned and notified immediately, and arrived, on a weekend within hours of the notification. In addition, we notified the property owner immediately of the emergency situation. Per the electrician, there was never a fire hazard. It was reported that the power outage was caused by an Entergy failure and nothing to do with the property, nor anything that could be controlled or repaired by Deaton Group Realty or the private electrician. No repairs could be completed on the property until Entergy completed their repairs which took a few days. Once Deaton Group Realty was notified of Entergy's completion of their service wire, the electrician reached out to check all the components of the home that were affected by Entergy's issues. Third party electrician, appliance repair and HVAC vendor were all notified immediately upon Entergy's repair. Each vendor controls their own schedule. Deaton Group Realty has no control over their current work load. As with many vendors it can take 3-5 days for vendors to look at needed repairs. All repair needs in the house, resulting from Entergy's service line issue, were repaired asap. Tenants are provided a direct office phone number, a direct text number to the property management team and a dedicated email address. Tenants should never reach out to Scott Deaton's personal phone.

I sell many, many homes, have many, many clients and can not answer my phone each time. But I always respond asap to voicemails and text messages. I think it is rude to be in an appointment with one client and take a phone call or text message from another client. One client is no more important than another client. Your pictures were good and we were glad to use them. As for the videos, our MLS system only allows limited videos, which we used as allowed by our MLS system, and Zillow's platform was the one having the problem with using your additional videos. We submitted a request to Zillow support immediately, but Zillow support did not get back with us until the following Monday, which we had the home under contract by then. The address was also a Zillow issue. I enter the address per the county legal description, to avoid any legal confusion during the deed transfer, but Zillow formats their own addressing. Again, we couldn't reach Zillow over the weekend and by the time Zillow support reached out, the property was already sold. Zillow changed many components of their system over the past few years, as they expanded, and became a legal real estate company themselves. I was in constant communication with your husband, and you during the entire process which started in April 2022 as we waited for you to complete necessary repairs to get the home market ready and complete your family vacations. The home was made live as communicated with the sellers...on a late Thursday night so it would be live for anyone looking first thing Friday morning. Which was perfect, as we received a notice to show first thing Friday morning, which you were notified of and denied the showing. Only after communicating with you the need for this out of state buyer to see the house asap, did you approve the showing. It was this buyer who ended up buying the property before the weekend was over, and at a higher price than they offered due to my negotiations with their buyer's agent. I was out of town that weekend visiting my 82 year old father, yet worked thru the visit and weekend, negotiating multiple offers received on the property, communicating with you and your husband, and placing the property under contract that weekend. As a professional real estate agent, and broker, for 20 years, I am open to my client's concerns, but I do not always adhere to them because I am the professional with 20 years of hands on experience buying and selling houses. Do you think Michael Jordan did everything the street ball player told him to do or did he use his professional experience to win all those championships?
