My philosophy is simple: Take care of the rental like I take care of my own home. Replace AC filters, make sure that windows open, doors lock and every appliance hums. Be proactive and fix things quickly, while the problem is still small. I maintain my properties to a high standard below which I wouldn't want my own my family to live. The same standard you deserve as a tenant. That's it, in a nutshell.
