Step one: I believe any review of less than perfect should be taken seriously, looked into thoroughly, and responded to accordingly. Step 2: Here are the facts in this transaction. 1) 77 buyers came through in the first 72 hours, with the help of marketing and personally hosting a double open house. 2) 7 offers were received (to which I strategically leveraged against each other) and the Seller's were excited to accept an offer of +44.78% or $73,000 more than what they had purchased the $90,000 house for, just 6 years prior, with minimal updates, of just new linoleum in kitchen. 3) In order for the house to appraise out (I set a new record in that neighborhood for price per sq ft) I had heating unit installed in the 3 season porch to convert it into a 4 season "finished" square footage. 4) All 7 offers received acknowledged (WB-11 page 7-8 lines 416-425) that payment of special assessments is the Seller's responsibility, once the special assessments are levied by the city (hence the attempted rush as we believed the city had not officially levied the special assessments yet). The seller's were also verbally reminded of this as well when I presented the 7 offers. It should be noted that Seller's were informed in verbally and again in writing (in the offer they chose to accept) that it is the Seller's responsibility to pay the properties special assessment. That is the case whether the Seller's sold the property or not.
