These buyers did contact me in 2013 and asked to see a home in excess of $200,000. They indicated it would be a cash purchase using money from a rather large inheritance left to him by a deceased aunt in the United Kingdom. This would have sent up red flags to most every Realtor I know, but I gave them the benefit of the doubt and showed them the property. After previewing the property they decided to submit an offer to purchase, contingent upon the inheritance. The seller and seller's agent requested some sort of proof that their inheritance claims were legit. I could not reach the buyers, so I contacted the UK attorney to verify their story. I told them what I had done the very next time I talked to them. Without some type of third party substantiation, this particular seller was not going to accept a contingent contract. I was working in their best interests to help them get the property they wanted.
