    Hello Sabrina, 1. Open house - As a seller's agent, my job is to give information and answer all questions asked to the best of my knowledge. I did not misrepresent it as I do know the HOA, and how they function. 2. We had multiple offers. After discussing with the seller when the final offer was made, your agent was made aware of appraisal probability. 3. Your rep was told that once we are out of AR we will change the status due to back & forth with the HOA doc going on. 4. Please note I am an agent and once the offer is accepted the coordination is between Seller and their attorney. In the 1st response review letter without asking I provided the By-laws and 2024 financial statement and also the 2023 Financial statement when asked. Both attorneys & agents were cc'd on it. As far By-laws review period and other things are concerned that discussion was between the seller's attorney and the seller. My job as a seller's agent was to make sure the seller did not misunderstand the buyer, which my seller can also confirm. I have no right to delay the process as it is handled by the seller's attorney. 5. Status was UCS which your agent was made aware and I followed the seller's instructions. Everybody who enquired was told backup offers as we are under contract and we are not sure if HOA can give information for unreasonable request of one of the doc. The buyer was given HOA information and asked to acquire docs they needed at their end and how to obtain it. I don't have any first-hand knowledge of how to obtain additional docs, the ones that are very imp and that I had in my past email were provided. We had no knowledge you were charged twice, no one mentioned it to us and your attorney/title company should have called the HOA manager and reported it, and gotten it reimbursed. I am not aware of how much the HOA management company charges to get the docs. 6. I checked my log and the text message for the home inspection lock box was put 1 day prior & the app was confirmed with lockbox info. Still at 9 am due to confusion, he texted me & immediately sent him a screenshot. I have the proof as not sure why the inspector was waiting for 45 minutes. 7. Please note we did not delay in applying for an Edison township permit. Edison allows CCO date once the open permit is closed & they gave the first available date. The seller was not ready to close the same week and both attorneys coordinated and came up with the date. Please let me know how am I to be blamed for everything. Please note bottom line is you had your representation to guide you well and question the seller/seller's attorney/listing agent if you had concerns. I take concerns seriously and want to meet you and clarify your concerns. Thank you.

    Hello Pravin, I'm not sure who you are as I did not represent you. But I do take concerns seriously, so I reached out to the buyer's agent with a recent transaction in Edison. He texted me saying his client said it was not her. Please reach out to me at 908-914-6657, and I will be glad to answer your concerns. 1. It seems you were represented by your agent - so how can I pressure you to increase the offer? Multiple offers are common when the home is priced well. Your agent should educate you on that as he represents you. 2. Attorneys take over after the offer is accepted & all communications go through them & they don't have realtors on calls when they review letters or issues with their clients. Your inquiries would have come to the seller through their attorney & HOA will only give info to the seller being a resident, if the buyer is not satisfied with the info provided then the buyer has to get it. 3. Please check with your agent/attorney/title company what the $1500 charge is for. I have closed on many condos/townhomes in the past & never heard HOA charging that high amount for condo docs. The possibility is a one-time condo application fee which every buyer has to pay to be part of the HOA. Also, HOA docs with questionnaires are a lender requirement which is always paid by the buyer so the lender can get condo project approval done. Again this is what your attorney/title company/agent should have clarified. 4. If the status is UCS (Under contract continued to show status) your agent is very well aware & this only happens when the seller guides his agent to have backup offers in case the transaction does not go through in a situation when both parties don't agree or think expectations cannot be met. Again I never interacted with you and I don't remember representing you or coordinating with you directly in any of the recent transactions. How can you judge me without actually coordinating with me directly? If you still have doubts which need to be clarified you are most welcome to call me.
