Dawn, I am very sorry that you were so disappointed when the appraisal came in lower than you thought it would. I did try to explain that the appraisal was not something that could be negotiated with the lender and that if you wanted to conclude the sale we would have to meet the appraisal value. I would never urge someone to take less for their house than fair market value and I apologize that you felt that way. I realize that you thought the house would appraise for more but unfortunately we are all required to abide by the appraisal. Ethically, I was required to advise the buyers not to pay more than the property was worth and take them to see other properties when they asked me to. I apologize again that you felt treated unfairly but after challenging the appraisal twice there was just nothing else that I could do. I hope that you are able to find a buyer for the property and that everything works out the way you hope it will.
