• Irene is a trusted advisor on my team & has been so for more than 12 years. • I could not put in a “Counter Offer” as there was an accepted Purchase Contract, as such we can only communicate through Addendums. • When Heidi instructed me to offer $175,000, I created an Addendum, she signed & I immediately called the listing agent asking it not b signed by the Sellers (since Heidi didn't understand she would have to pay the difference between the low appraisal & $175,000 plus her down paymnt. She indicated she did not have the funds required. Only way Heidi could have gotten $10,000 she felt the Sellers agreed 2 (due to very low appraisal) would be to cancel contract & submit a new Purchase Contract (the Sellers now knew they had a full ask price appraisal). • The allegation regarding the “padded” appraisal—neither Heidi, a realtor or a bank loan officer are qualified to make that call—only an underwriter.
