This client received a discounted rate from the beginning and was offered the possibility of a further discount if we were able to sell the home ourselves (without a cooperating broker). The email referenced in the complaint is accurate and we believe clear but there was a follow up phone call with the client on this matter to answer her questions. The balance of the complaint reflects the client's mistaken believe that because we were not able to control the other party (the purchaser) in this transaction that we did not advocate for her. The client's house sold in 60 days from the day it went on the market and closed within 60 days of the execution of the purchase contract. These timeframes are typical for the present real estate market.
