My wife & I hired Dana Flanagan as our listing agent to sell our home at 28 Skyline Drive in East Hampton CT. My experience working with Dana was very disappointing. Dana and her team do not pay attention to important details like ensuring escr...

Response from Dana Flanagan on 11/19/2021

This is completely inaccurate and untrue. You wanted a discount from the beginning, which we agreed to at the time of listing. We agreed to 4.5% with me offering 2.5% to the buyers agent. I marketed your home with professional photography as well as many other avenues. We weren't even at the point of listing and you wanted to interview my architectural photographer, finally we were able to get over that hurdle. Going into the listing, we had multiple discussions regarding the fact that your home was priced higher than the comps and that an appraisal might be an issue. I offered to be present at the appraisal to go over the home and comparables with the appraiser. When the appraiser called he had one date and time available- Tuesday at 9:30am a week and a half away. You are correct, I had a flight booked to Florida at that time. I offered any other time prior to that and even offered my partner Tyler to go in my place which is usually a fine solution. You were not happy with that. So, I moved my flight to accommodate the appraiser and the fact that no other solution was acceptable to you. The inspection was also a battle. The buyers were not asking for much and we negotiated that in your favor as well. The buyers had simple questions regarding the home that was also a battle to get answers on. You refused to just respond to the email with their questions and demanded we call you immediately on a Saturday morning so we could "write down the responses", which we did. Then the appraisal came back and the house didn't appraise. My Closing Coordinator Jazmin, and I both received the email at the same time. I was in a listing appointment and texted you to say that I saw it and will be calling as soon as I was able. The reason there were occasionally short texts to you was me responding to you that I was in a meeting or on a call and would be in touch the first moment that I was free. This was providing good customer service because everything was a long call to discuss, and yes, I needed to block out the time to be able to have a conversation with you since every step required a long call, even if Jazmin had already said the same thing, that was not good enough. We fought the appraisal for you and spent countless hours going over options because you refused to accept the value of your home based on the appraisal. Your requests to have us chip in money or the buyers to bridge the gap on a VA loan was not something that was going to happen. After much negotiation with the buyers agent we were able to bridge the gap and have them meet you halfway, which they did not have to do. You asked for our recommendations for everything as we have many great people that we work with and have a great relationship with - we provided those to you. Who you chose to use is your choice. You did not seem displeased then. Your emails and texts to me about the buyers, appraiser, and Jazmin were very rude. You called Jazmin incompetant and said she doesn't know what she is doing. She overlooked what she read and continued to treat you with prompt service and professionalism, as did I. I am not surprised by your actions at all and anticipated you wanting everything for free in the end as that is how it's been from day one. YOU were the only one creating drama and problems in your transaction. The buyers agent was lovely, the buyers were not "ridiculous" as you seemed to think. Everyone was a pleasure to work with. What must have sent you over the edge was when you were texting me at 10:30pm the week of closing telling me you all of a sudden "weren't happy" and felt I should discount my commission even more. I told you no and that was that. The drama filled emails started, you tried to get everyone involved to get your way. Once we closed you thought it was appropriate to harrass me through social media, and repeatedly contact me even though I asked you to stop, it's borderline scary and I take my safety very seriously. I was delighted to get rid of you but here we are- interacting on a public forum. I am sure the public can consider the source and they are free to Google me. I speak at events in front of thousands, donating my time to coach and train other agents. I am one of the most respected realtors in the industry. Most of my business is referrals from others and past clients . Good riddance.
