    I noted 34+ problems in the inspection report. Many, including those they say I missed, have photographs. I noted the deck had wood-rot, and its stairs & railing were unsafe. The interior stairs were noted unsafe. I noted water damage at ceilings. They either didn't read their report or didn’t heed its warnings: “Any recommendations by the inspector to repair or replace suggests a second opinion or further inspection by a qualified contractor before purchase.” Now they have a contractor. Since this wasn't done before purchase when repairs could have been negotiated with the seller, the costs will be theirs. They take no responsibility for not acting when it mattered. I’ve inspected for 10 years and been a code enforcement official. I am not unprofessional nor dishonest. It’s imperative to read and re-read an inspection report carefully. Contact your inspector if you have questions. Most important, consult a qualified contractor BEFORE purchase. Chris Werner
