    When we listed your property spring of 2020, nobody knew what the Covid-19 pandemic was going to do to real estate sales in our area. My recommendations were based on past sales and current market conditions. We agreed to listing at a price above current market conditions, and our first offer was at or higher than any other compairable sales at the time. My advice was it was a good offer, and at your request, we did counter at a higher price. I was able to negotiate with the Buyer agent and we ended up with a sale price higher than any other available comps on Walloon Lake. My advice was that our first offer was good considering the condition of the home. With your request to counter at higher price, we were able to achieve a higher sale price than the comps would have supported. A big contributing factor for reaching this premium for the home was two families were trying to purchase property next door to each other, which we were not aware of. The neighbor's home was on the market at the time and the families ended securing both properties, and I believe this was a contributing factor for the higher sale price. Fast forward we have seen much of the inventory in our area get purchased and continue to set records going into 2021.
