Hello Crystal. My heart truly goes out to you and I am truly saddened that you did not take your signed contract, nor my advice seriously regarding the final inspection. By refusing to conduct the final inspection within 3 days of closing, constituted purchasing the property "In its condition at the time of closing" I skillfully negotiated repair after repair and extension after extension at your request and on your behalf. Your initial mutually agreed upon closing date was May 20, 2021. They gave you several closing date extensions with your final closing date scheduled for June 4th. But your decision to waive the final inspection tied my hands within the legal parameters of your contract. Had you conducted the final inspection prior to closing and made any discoveries of repairs to your dissatisfaction, it would have given me leverage to go back to bargaining table. I zealously represented your best interests. Seven months ago, I outlined the same to you in the following emails: On Aug 21, 2021, at 9:51 AM, Shirley Rhynes-Hawkins <shawkins7580@yahoo.com> wrote: ? Good morning Crystal, this is in response to your most recent email regarding damages you are experiencing. I am saddened that you did not take the Final Inspection seriously. You signed in agreement the importance of the Final Inspection. However, you waived the final inspection because you said you had to work. The language that you signed in agreement to in the contract which is stated below is, "Closing of this sale constitutes acceptance of the Property in its condition as of the time of closing." I am not an attorney. If you wish to challenge this legal document that you signed in agreement with when you did not fully exercise all of your options, my recommendation would that that you seek legal counsel on what grounds you can now challenge this in court. I am a Realtor and I availed you of all of your rights and I praised you on thoroughly reading each and every document and asking questions before signing.
