Philip, you left some key points out: You have $20k in equity, with an As-Is rider and I still got a radon system installed for you. The driveway and the holes(which are normal wear and tear) were your complaints & we got the driveway fixed. Garbage that was left was in the bins and next to them(I removed all extra garbage from the property personally). There was wood left outside that I paid to have removed. You signed the inclusion/exclusion doc that said all smart devices were being removed and those are the items he uninstalled and replaced. The home is over 2,000 sq ft and has 24 windows that all had double curtains. I am not sure why you said I have no local knowledge, No expertise in the process and no negotiation skills. Also, my responsiveness was always spot on. I did not initially speak directly to you about the certified letter as the attorney was handling it. I do go above and beyond for my clients as I did for you.
