I,truthfully,offered you a private loan,so that you could make repairs,then refinance.A private loan does not require the property to "pass a termite."Private lenders lend on the loan to value of the collateral (in whatever condition it is).So,yes,I could have gotten you a loan,had you decided to pursue it.Even a conventional loan doesn't necessarily require a house to "pass a termite,"and even FHA offers a 203K loan,wherein a borrower can finance the repairs.I make my living by figuring out what CAN be done,even when it requires creativity.I also suggested to you an equity loan in your primary residence. Anyone not from the building department is speaking outside of the scope of his expertise if he says the bedroom & bath above the garage are "illegal." It doesn't matter who opines that the room is "illegal" if the county doesn't think so. You kept interrupting me when I was trying to explain this to you.I would've helped you get the house(and the money),had you wanted it.
