We could not have made it through buying a home as first-time home buyers and still had our sanity intact if it weren't for Amanda and her team! Amanda, Sarah, and Alesa provided so much support and encouragement along the way, while taking care of s...

When my family and I moved to North Carolina, we’d already purchased and sold multiple homes across the country, so we thought we knew what to expect. But from the very first conversation with Amanda Whited, PhD, Realtor at Keller Williams Points Eas...

Amanda over promised and under delivered. It had only been a couple of months we had been working with her when one day, we surprisingly got a call from Amanda telling us that she was dropping us as clients. We were in shock. She seemed to have litt...

Response from Amanda Whited on 8/6/2024

It’s surprising to have our first 1-star review amidst 211 other reviews that are 5-stars, but I take all feedback seriously, even if it’s an outlier. I regret to hear your perspective on your experience with us, but I always welcome feedback. Although it would have been ideal to have been given this feedback when we last spoke 1.5 years ago, I still remember our interactions well and would like to address your feedback. For context -- I had zero involvement in your purchase of the home. In fact, you said you had poor agent representation at that time and regretted having bought it. We met when you turned to me to list it. We entered into an agreement on 9/8/22 to list the uninhabitable investment property you and Matt owned, at a price that was $14,000 above what I advised. We then made a price adjustment of $14,000 on 10/4/22, and we secured a contract for you with a buyer (via another agent outside my firm) less than 2 weeks later. Due to issues with permitting and city ordinances, and despite everyone’s best efforts to get the home to close, the buyer terminated the contract. At the time of the buyer’s termination, you, Matt, and I had also reached the mutually agreed upon expiration date of my listing agreement with you. I chose not to renew our listing agreement, even though you asked me to do so at that time. Now I’ll specifically address some of the details of your review: You state, “it had only been a couple of months we had been working with her”. That’s untrue -- we first made contact in August of 2022, and our agreement expired 6 months later. You state, “we surprisingly got a call” notifying you that I was abandoning you. That’s untrue – I sent you a detailed email on 2/9/23 with suggestions on next steps that could be beneficial for you in the sale of your home, and I offered a phone call to have a discussion about it real time (which we did have). You state that I “dropped you as clients”. That’s untrue – I secured a contract for the sale of your home that was terminated for reasons outside my control, and I simply chose not to renew my listing agreement with you after I fulfilled the agreed upon term. You state, “we had to scramble to find a new agent”. Note that I offered an alternative agent to you, and you declined. I didn't have to offer help, but I did do so; you declined. You state that your new agent “sold the house in a very short period of time”. You underwent another price drop with that agent and did not secure a contract until 69 days on market with him. During our agreement, I helped you secure a contract after just 39 days on market in 2022 (30 days less than your second agent). You state, “it’s already a stressful situation to be in when selling a house and you don’t want the added stress of an agent who drops you cold in a short period of time”. I certainly agree that selling a home can be stressful, and I’ve found that much of my feedback (211 5-star reviews) reflect how I help my clients minimize stress during our interactions. I fulfilled my listing agreement with you by securing a buyer for your home after 39 days on market DESPITE the many challenges the home presented. Ultimately, I didn’t appreciate over time how I was treated by you and Matt. I experienced condescension and lack of transparency from you over our time together, and I felt that didn’t allow me to effectively guide you any longer. You failed to disclose concerns that city officials expressed to you. I wanted to help sell the home, but having a seller client that camoflauges pertinent details of a home is something I simply can't indulge. That would be illegal and unethical. This instance, of note, is the only time I’ve ever chosen not to renew an agreement with a Client. You did vehemently ask that I reconsider my choice not to continue as your agent, so that’s why I’m surprised to see such a poor review left, two years after we connected about selling your home. I’m confused as to your shift in perspective and what triggered such a skewed review, so I hope this response provides some clarity and context. Finally, below is the email I sent to notify you that I would not be renewing our expired agreement on 2/9/23. I hope that reviewing this might jog your memory on how I did try to make your transition smooth. You wanted to renew our listing agreement, and I did not. I’m sorry we didn’t see eye to eye on that. Though I was under no obligation, I did try to be sure you were able to re-launch your listing and meet success. I'm certainly glad that you were able to sell the home to a cash buyer after a few more months, and I'm happy to hear you enjoyed working with the other agent. I did thoroughly brief him on all the details of the property and the listing history, at your request. He seemed like a good agent, and he was able to enter his agreement with you with full insights, and eyes wide open. I'm glad you were able to sell the home last year at the end of the day.
