    What's special

    Former ag land is now in albizias, with huge biomass suitable for organic farming. Was last in production in 1985, with no chemical use since then. It's got great access to Hilo and utilities, with about 700' highway frontage between markers 12 and 13. It's over a quarter mile deep, with old cane roadbeds on mauka side and rear edge. Also, there's approx. 4.5 acres nearly level formerly bulldozed land near the highway side with loop drive surrounding, the ideal bullding site. It's in younger albizia trees, while the land behind is in mixed age albizias. Another old cane road goes in the width of the property, parallel to the highway. In all there's about 2100' of perimeter road on two sides and about 2000' of interior roads... rock-reinforced roadbeds from the cane days that do not disappear. The 50' wide roadway adjoining mauka soes not yet have an engineered highway access, but there is a legal easement entry on level ground. According to Soil Survey, Island of Hawaii (USDA/UofH), most of the land is in a "silty clay loam" soil, with the front 2/3 of the lot having 2' to 3' topsoil depth, and the rear third typically 5' deep in 6 layers of ash-based reddish dirt. The back 8 acres or so, with the better dirt, is also near level with virtually no erosion hazard. These facts, in addition to the standing biomass and residual humus of 27 years, plus the moderate elevation (1100-ish) and year-round rain make this land prime for farming, orchards or pasture. Kurtistown area is southeast Hawaii's mecca for productive tropical ag estates. Seller financing available on approved credit at the list price with $80,000 or more down payment.
