    Come build your dream home! This 6.72 acre parcel is beautiful and so much privacy! Many options for driveway and home sites; the current owner has flagged a section in the middle of the frontage on Hickok for where they had planned a driveway; looks like a great spot! Southern Black Hills Rural water is available (it is on the side of the road of this lot so a huge savings in trenching/construction costs in not having to go across the road.) Electric is close. The wildlife is plentiful for your viewing with numerous whitetail and mule deer, turkeys, occasional elk, etc. This lot is only about 1.5 miles in on gravel so it is convenient to the highway to get to Hot Springs or Custer (lies almost equal distance to the two towns). 3 of the corners are clearly marked with pins (see photos, I couldn't find one at the corner of Buffalo Butte and Hickok, but with a normal setback from a public right of way, that is pretty straightforward). Both Hickok and Buffalo Butte are dead end streets so very little traffic! The trees have been thinned for fire mitigation which again is a huge savings. The Argyle Fire Dept. is at the beginning of Mt. Lion Lane by the highway. The property is mostly fenced, needs a bit of repair but it's a huge start. Close to Custer State Park and all the attractions that the Black Hills has to offer. Access to Mickelson Trail is right across Highway 89. Come enjoy the peace, quiet, and beauty!
