[MAJOR PRICE REDUCTION!!! I have had considerable interest at $200k, but I am intent on selling before the fall, so I have considerably reduced the asking price. It will not likely last long at this price, so get on it, or competition may raise the bid again... This land is PARADISE... I truly wish I did not have to sell it. I want nothing more than to live there myself...] Over fifteen acres of gorgeous woods, with giant trees, ferns, mushrooms and water. There are four main springs that run down from the road and collect into a perfectly neat creek running the length of the property and flowing out the Northeast corner through a beautiful double culvert with historic bluestone, underneath train tracks. The entire lower area is all very flat and is bordered by the Catskill Mountain Railroad which is not in use, but great for walking. It also provides a levy from the Esopus Creek just North of it, and a privacy barrier also. I've built a rail road cart which can cruise up and down these tracks, which is very fun. On the creek is a perfect swimming and fishing hole, literally within a 5-10 second walk of the property, just over the track! There is a giant public parking lot and plenty of road frontage for a driveway. The property includes all the land immediately off this pull off as well as plenty of more secluded area. Well drilling estimate here was $5-6,000. There is an old logging road that is still a decent foot trail down to lower area. It is well overgrown but could be restored, or a road could come down to the lower area from the Western end, where the slope levels out. I have built a 'camp area' with trampolines to sleep on, a fire pit, grill and a small shed with some supplies. It's quite nice. The view West from my preferred building site is incredible. The Sunsets over the Catskills are stunning. This property is at the very center of the Catskill Park. There is no cleaner air or water in the world! It's a paradise! I've planted tons of ginseng at the top of the hills, so it will drop it's seeds all the way down the slopes. The Shandaken Inn is also walking distance from the land and has a gourmet restaurant. There are also something like 30-40 acres bordering this property which no one can ever build on, as it is technically part of the Esopus Creek, so there is extreme privacy. In fact, I had very much intended to build my dream home on this land. Fifteen + acres, a swimming hole, running water, healthy old growth, the CM Rail Road, the parking lot, all right on 28 and ready to build; this IS paradise. Unfortunately, in these difficult times, I have run out of funds and have no choice but to sell it. Taxes are around $2,500/year total. There are very few plots like this left in the Catskills, and practically none that are literally on a perfect, pristine swimming hole, or that are over 15 acres... In Pandemic times, all of NYC is migrating up to the Catskills, so such plots will only decrease in availability while increasing in value.
