Water Bill Adjustment: Landlord reserves the right to adjust the tenant's water bill based on usage patterns over time. Tenant agrees to use water in a responsible and efficient manner. Adjustments to the water bill may be made at the discretion of the landlord to reflect excessive consumption. 5. Quiet Hours: Tenant agrees to observe quiet hours from 10:00 PM to 8:00 AM daily, during which noise levels must be kept to a minimum to avoid disturbing neighbors or other residents. 6. Tenant's Insurance Requirement: Tenant agrees to maintain, at Tenant's own expense, a renters insurance policy with a minimum of $500,000 in liability coverage throughout the duration of the lease. The insurance must provide liability coverage for accidents or injuries occurring on the rental premises. Tenant shall provide the Landlord with proof of such insurance upon moving in. Tenant's insurance policy must name Sears Family Trust as an additional insured, and the policy shall include a waiver of subrogation clause in favor of the Landlord. Tenant acknowledges that this insurance requirement is not a substitute for Tenant's obligation to be responsible for damages or losses caused by the Tenant's actions, and Tenant remains fully liable for any damage or loss not covered by the insurance. 7. Wall Modifications and Decorations Tenant agrees not to make any modifications to the walls of the leased premises, including but not limited to, drilling, perforating, or painting the walls. Tenant is also prohibited from making any alterations or improvements to the property without prior written consent from the landlord. The landlord agrees to assist the tenant with hanging paintings or artwork on the walls, at no additional cost, provided the tenant seeks prior approval for the placement of such items.
