Either party may terminate with 30 days' written notice before term ends. Tenant's early termination may incur fees. 4) Rent & Late Payment Rent: amount due on the 1st of each month. Last month's rent due at signing. If unpaid after 5 days, a late fee of 5% applies. Repeated lateness may lead to termination. 5) Use & Occupancy Premises occupied only by Tenant and listed occupants. No other residents without written consent. No unlawful use. 6) Pets Up to one (1) pet, with Landlord's approval and a $900 pet deposit. Pets must be controlled and cleaned up after. Tenant is responsible for pet damage. 7) Utilities & Services Tenant pays all utilities (water, gas, electric, trash, etc.). Pay bills promptly. 8) Maintenance & Repairs Tenant keeps the property clean and in good condition. Notify Landlord of damages promptly. Landlord handles repairs not caused by Tenant's misuse. 9) Alterations & Improvements No alterations without written Landlord consent. Approved changes generally become property of Landlord unless agreed otherwise. 10) Entry & Inspection Landlord may enter for inspections, repairs, or showings with 24 hours' written notice, except in emergencies. 11) Subleasing & Assignment Subleasing or transferring interest requires Landlord's written consent. Unauthorized subleases may be grounds for termination. 12) Community & Local Regulations Tenant must follow all HOA rules, community guidelines, and local laws. 13) Default & Remedies If there is a breach (e.g., not paying rent), Landlord may terminate, pursue eviction, and seek damages as allowed by law. 14) Governing Law & Entire Agreement Texas law governs this lease. This document is the entire agreement; it supersedes prior agreements. 15) Notices Notices must be in writing and delivered personally or by certified mail to the addresses on the lease.
