NO EXCEPTIONS. We do not rent to parties under 25 years of age. 1. PROPERTY AND RENTAL PARTY The property is a short-term rental only. The rental party shall consist of the main point of contact and no more than the number of guests stated in the listing. All guests must be announced to the host. 2. AGE REQUIREMENT We do not rent to parties under 25 years of age. All guests must provide a government-issued photo ID at check-in to verify age and identity. 3. CHECK-IN AND CHECKOUT Check-in is at 4 pm and checkout is at 10 am. Early check-in and late checkout options are available upon request for an additional fee. Guests who stay beyond their designated checkout time or delay the housekeeping staff are liable for any associated costs. 4. RENTAL FEES AND SECURITY DEPOSIT All rental fees must be paid in full before the stay, including any pet fees and parking charges where applicable. A security deposit is required according to the rental agreement terms, and any damages or unreported incidents will be deducted from this deposit. 5. MAXIMUM OCCUPANCY The maximum number of guests is limited to what is stated in the listing. Any additional guests or undisclosed overnight visitors, as detected by security or cameras, constitute a breach of this agreement and may result in removal from the property. An extra fee of $100 per person per night (or $50 per child) will be charged if the guest count exceeds the approved number with prior approval. 6. PETS Pets are allowed only with prior approval and with all fees paid before arrival. The pet fee is $55 per pet for a 1 night stay and $35 per pet per night for 2 or more nights, capped at $200 per pet per stay. For stays of 28 days or longer, a fee of $100 per pet per month applies. All pets must be announced to the host, crated when the owner is not present, and are not allowed on furniture, textiles, or beds. Renters are responsible for providing a pet bed, blankets, and any other necessities for their pet. All pet accidents must be reported immediately. Excessive cleaning required due to pet related issues will incur additional charges, and any non repairable damages must be replaced by the renter. 7. HOUSE RULES Smoking, illegal drugs, parties, and excessive noise are not allowed on the property or in shared spaces. Smoking violations are subject to a $250 fine plus any costs to clean, deodorize, and repair damages. The use of marijuana in any form on or around the property is strictly prohibited. Commercial photography or videography without prior written consent, illegal activities, prostitution, and possession of firearms are strictly prohibited. Any firearms found on the property will be picked up by local authorities. 8. HUMAN TRAFFICKING Human trafficking, including forced labor, exploitation, or any activity that exploits individuals, is strictly prohibited. This includes any trafficking or exploitation involving underage minors. Any suspicious activity related to human trafficking will be reported immediately to local law enforcement authorities. 9. CLEANLINESS AND DAMAGES Renters are expected to maintain a reasonable standard of cleanliness during their stay. Any additional trash, dishes, or items left behind that require extra cleaning will result in a fee, which will be deducted from the security deposit. All damages, whether caused by people or animals, must be reported immediately, and the renter is responsible for repair or replacement costs within 24 hours of the incident. 10. QUIET HOURS Quiet hours are enforced from 9 am to 9 pm every day. This rule is strictly enforced and failure to comply may result in cancellation of the reservation. 11. INDEMNIFICATION The renter indemnifies the landlord and any vendors from liabilities arising from accidents, property loss, injuries, or death occurring on the premises. The renter acknowledges that their personal property is not covered by the landlord's insurance. 12. SURVEILLANCE Video surveillance is used around the exterior of the property. Noise-detecting technology may be used inside to monitor decibel levels. These devices do not record conversations but will alert the owner if noise levels exceed normal limits. Adjustments to these devices are only permitted by the owner, and any images obtained may be used as evidence in cases of contract breaches. 13. CANCELLATION POLICY Cancellations made within 48 hours of booking, if the check-in date is at least 14 days away, are eligible for a full refund. Cancellations made at least 7 days before check-in will receive a 50% refund. No refunds will be provided for cancellations made within 7 days of check-in or for cancellations during the stay. 14. POOL, HOT TUB, AND COMMUNITY AMENITIES (IF APPLICABLE) Guests who use the pool, hot tub, or other community amenities do so at their own risk. All users must shower before entering the pool to remove lotions, oils, or perfumes. Children must be supervised at all times, and no diving or jumping is allowed. Guests must use the provided pool ladder and hot tub steps. The owner, host, and vendors are not responsible for any incidents related to the use of these amenities. By booking a reservation, the renter agrees to comply with all of the terms outlined in this agreement. Any violation of these terms may result in dismissal from the property and forfeiture of all funds paid.
