As-Is home with no repairs or warranties, anything not operational will need to be fixed by renter Renter is responsible for all repairs and any non-functional items in the house, as the house is being rented as-is. Nothing will be fixed at owner's expense. Renter is responsible for paying for all utilities with up-front fee. Once the final utility bills are available, partial refund will be made at owner's discretion. Renter is responsible for all lawncare and keeping lawn in same condition as when property is initially rented. Renter must leave at the end of lease. If for any reason the renter stays longer, they will be responsible for $500 per day rent as not leaving will cause irreparable harm to the owner's future plans with home. Renter agrees that this daily rental fee for staying past lease expiration is reasonable.
