Rent: LESSEE agrees to pay, without demand, to Lessor as rent for the demised premises the sum of four thousand dollars [$4,000.00] per month for the Term of the Agreement. The Rent is due the first day of the month as advance payment for that month. Weekends and holidays do not delay or excuse Lessee's obligation to pay Rent in a timely manner. 2. Late Rent: If Rent is not paid within five days of the Due Date, the Rent shall be considered past due, and a late fee of fifty US dollars ($50) shall be applied. 3. Security Deposit: On execution of this lease, LESSEE deposits with LESSOR the amount of twelve thousand dollars [$12,000.00], receipt of which is acknowledged by LESSOR, as security for the faithful performance by LESSEE of the terms hereof, to be returned to LESSEE, without interest, on the full and faithful performance by him/her of the provisions hereof. 4. Use of Premises: The Property shall be used and occupied solely by Lessee. Lessee shall not allow any other persons to stay overnight on the property for more than one (1) week without first obtaining Landlord's consent to such use. The demised premises shall be used and occupied by LESSEE exclusively as a private single-family residence, and neither the premises nor any part thereof shall be used at any time during the term of this lease by LESSEE for the purpose of carrying on any business, profession, or trade of any kind, or for any purpose other than as a private single-family residence. LESSEE shall comply with all the sanitary laws, ordinances, rules, and orders of appropriate governmental authorities affecting the cleanliness, occupancy, and preservation of the demised premises during the term of this lease. 5. LESSEE must follow condominium's rules and regulations. 6. Parking: Parking is allowed in the assigned parking spaces of the property. LESSOR is not responsible for, not does LESSOR assume any liability for, damages caused by fire, theft, casualty or any other cause whatsoever with respect to any vehicle or its contents. 7. Alterations and Improvements: LESSEE shall make no alterations to the building structure on the demised premises or construct any building, or make other improvements on the demised premises without the prior written consent of the LESSOR. 8. Payment of Utilities: LESSEE shall be responsible for arranging for and paying for all utility services required on the premises, such as electricity, cable, telephone and internet. LESSOR is responsible for the payment of the condominium maintenance, which includes landscaping, water, trash, and pool. 9. Right of Inspection: LESSOR shall have the right at all reasonable times during the term of the of this Standard Lease Agreement and any renewal thereof to enter the demised premises for the purpose of inspecting the premises and all building and improvements thereon. 10. Maintenance and Repair: LESSEE will keep and maintain the leased premises and appurtenances in good and sanitary condition and repair during the term of this Lease and any renewal thereof. LESSEE shall keep the fixtures in the apartment or on or about the leased premises in good order and repair: keep the appliances clean; keep the utility bills in order; keep the balcony free from dirt and debris. LESSOR, on the other hand, repairs to the plumbing, range, A/C, and electric and/or gas fixtures whenever damage thereto shall have resulted from wear and tear. If case LESEE misuses, wastes, or neglects, or that of his/her employee, family, agent, or visitor, damage any of the appliances and parts of the premises, then LESSEE shall be the responsible for the repairs. 11. Pets: NO pets allowed. 12. Smoking: Smoking shall not be allowed in the premises. 13. Surrender of Premises: At the expiration of the Lease term, LESSEE shall quit and surrender the premises hereby demised in as good state and condition as they were at the commencement of this Lease, reasonable use and wear thereof and damages by the elements excepted. LESSEE is responsible to repair and paint any holes and/or damages made to the walls. At this time, if LESSEE returns the premises in good state and condition as they were at the commencement of this Lease, the security deposit, in the amount of twelve thousand dollars [$12,000.00], will be returned in full to the LESSEE by the LESSOR. In the case there are damages outside the reasonable use and wear the LESSOR will acquire and estimate to repair the damages and the cost will be deducted from the security deposit.
