THE PARCEL 38± acres of forested land is primarily hardwood timber with some softwoods present on site. The hardwood mix is yellow and white birches, poplar, American beach and maples. The softwood is a mixture of hemlock, white pine, spruce and balsam fir. These trees are evenly spaced and are growing well. This is an older forest that you can enjoy walking through. This land is currently not enrolled in the tree growth tax program, but would qualify should you decide to put it in.
A small spring brook forms in the hills just north of the property then flows southerly onto and through the eastern edge of the land. Beavers built a large abode near the southern end of the property, created a large dam and flooded an area just under 5 acres. This brook and pond create great habitat for fish, wading birds, moose and other Maine wildlife and as a bonus the opened area has some great views of the nearby hills.
The terrain is gently sloping from the access road, which forms the west boundary, varying from 590 to 510 FASL at the brook and pond on the eastern side. This is productive land for growing trees. NRCS mapping shows most of the soil being Plaisted-Howland-Penquis association; deep well drained soils. This soil mix does well growing Maine's hardwoods species and, when cleared of rocks and stones, is suitable for pasture land and cultivated crops such as corn, potato and more.
Brownville is located 45 minutes by car northwest of the city of Bangor. This quiet town has a population of under 1,200 people. It is located in the southeast corner of Piscataquis county.
