Property Access: Per Kentucky law, the landlord, host, or a designated representative has the right to enter the property with a 24-hour notice to the guest. Visitor Policy: A maximum of 6 visitors is allowed at a time. If a visitor stays longer than 6 days, Inform the landlord. No Subleasing: Subleasing the property to others is strictly prohibited. Parking: Driveway Only Pet Policy: We are happy to welcome your furry friend! Please read the following pet policy to ensure a comfortable and enjoyable stay: 1. Pet Limit: Only one (1) pet is allowed per Booking. 2. Breed Restrictions: Pit Bull breeds are not allowed. 3. Supervision: Pets must be supervised at all times. Guests are responsible for ensuring that their pet does not damage property. 4. Clean Up: Guests are required to clean up after their pet both indoors and outdoors. Poop bags are provided for your convenience. 5. Furniture & Bedding: Pets are not permitted on the furniture, including beds and sofas. Pet blankets for both beds and furniture are provided for your pet's comfort. 6. Pet Fee: A non-refundable pet fee of $250 will be charged for each stay. 7. Pet Rent: $10 Monthly. Lease Cancellation and Prorated Rent: If the Tenant elects to terminate this Lease Agreement before the end of the lease term, they must provide written notice to the Landlord at least 14 days in advance by email, or text. Upon approval of the early termination, the Tenant agrees to pay rent on a prorated basis for the days they occupy the premises. The prorated rent shall be calculated based on a daily rental rate, determined by dividing the monthly rent by 30 days. For example, if the Tenant's monthly rent is $1,450 and they occupy the premises for 14 days after providing notice, the prorated rent shall be calculated as follows: Daily Rent: $1,450 30 = $48.33 per day Prorated Rent for 14 Days: $48.33 x 14 = $676.67 The Tenant agrees to pay the prorated rent along with any other outstanding charges before vacating The premises, The security deposit refund, if applicable, shall be processed according to the terms Outlined in this agreement. Extended Leases: If the Tenant wishes to extend their lease beyond the original lease term, they must notify the Landlord in writing via email or text at least 14 days before the lease expiration. The extension is subject to the Landlord's approval. If approved, the lease will continue on a month-to-month basis, or an agreed upon time under the same terms and conditions unless otherwise agreed upon in writing by both parties. The Tenant will be responsible for paying the applicable monthly rent and any other obligations as outlined in the original lease agreement. The Landlord reserves the right to terminate the month-to-month lease with proper notice as required by law. Trash Removal: The landlord provides trash removal services; however, it is the tenant's responsibility to place the trash out for collection and return the bins afterward. Trash pickup occurs on Tuesdays, and the designated pickup location is at the end of the road next to the mailbox. Maintenance and Repairs: If any issues arise during your stay, we will make every effort to address them as promptly as possible. However, please note that there is no on-site staff available 24/7. For non-emergency concerns, maintenance will be scheduled after your departure. In case of an emergency, you will text, or email management for assistance.
