Most of the area is forested, but it features several tillable fields and open spaces. On the lower part of the property, there’s a rustic cabin situated just above one of the creeks, which could serve as a weekend retreat with some renovations. The property also includes four small ponds, a few creeks that typically flow with water, and a freshwater spring that consistently provides clean drinking water (this has been verified by health department testing). A healthy mix of marketable timber is spread throughout the land, along with several fruit trees planted in some of the fields. On the northern end, a couple of rock houses have yielded Indian artifacts. A significant portion of the property is enclosed with a four-strand fence, and the survey pins are well-marked and in place. The property features a deeded, gravel road easement and includes all mineral rights. Its prime location is a standout feature; you access it via a private drive approximately one half mile from the main road, arriving at the farm’s starting boundary. There are four gated entrances with locks for accessing different areas of the property. City utilities are nearby and available for this land. Additionally, we have a separate 30-acre parcel that may be for sale if there is interest. However, we are not looking to sell this 30-acre tract until the 187-acre property has been sold first. This 30-acre plot does not adjoin the 187 acres but has road frontage along Pea Ridge Road and is part of the easement leading to the larger tract. It is adjacent to the Buck Creek Wildlife Management Area, owned by the Kentucky Department of Fish and Wildlife. This tract already has underground electric utilities, city water, a driveway, and over an acre cleared, making it an ideal building site for a home.
