The main floor is open concept, includes the kitchen, living room and full bathroom. A gorgeous cooks kitchen with granite counter tops, high end appliances, custom bathroom, and architectural concrete floors. * No, I am not a horse trainer, No I don't wish to be one, Nor do I wish to be your horse trainer.
We may consider someone without a horse but our priority is to someone that has a horse and rides English (Eventer/HJ/Dressage).
We are also open to short term rental for people traveling with their horse or horses.
PETS
Pets are on a case by case basis.
Dogs, NO fighting breeds, or barky, nippy, destructive dogs permitted, no unaltered dogs.

This just gets it out of the way.
* We are not a horse rescue, people rescue, pig rescue or any other type of rescue.
* No you may not live in your RV, store your RV on our property, any other junk, don't ask.
* No we do not allow puppy mills, chicken mills or any other mass breeding operations.
* We are not your mother, your pastor your guru or your shrink.
* No freaks, druggies, or drunks, you should know by now if you are.. .
* We don't care if your straight, gay, married, single, previously married, living together, nutty... but just not nuts.
*We DO NOT offer the exchange of rent money for yard work, house work, stall cleaning, horse grooming, tea, wine or anything else in exchange for rent so don't even ask.
*No smoking of any kind!

THE ADULT PART OF RENTING
Sorry but some Adults forget
No smoking or vaping of any type either within the unit or anywhere on the property.
No illegal drug use or activity of any kind.
You will be required to carry renters insurance and if you have pets liability insurance for them too
Tenant is responsible for keeping the unit, clean inside and out. (Their area of responsibility)
Appliances-You would need to follow the manufacturer instructions for all provided equipment, We provide upscale appliances, we would ask you please take care of them. Such as AC, heater, dishwasher, clothes washer and dryer. These appliances require regular care and maintenance such as clothes dryer lint filter cleaning or AC filter quarterly replacement (filters are provided). Clothes dryer condensation drawer to empty. Dishwasher weekly catch filter clean out and quarterly vinegar then baking soda treatment. You can't run the equipment until it breaks or stops working then call wondering why it doesn't work
If you see a leak Call.
Do not flush or dump anything down the drain or toilet that doesn't belong this includes oils or grease of any sort, chemicals, feminine products, cat litter, personal or diaper wipes, chlorine bleach, shells, pennies . Ever!

We generally rent month to month, not yearly, life happened.
Most of our renters had planned to stay short term, or for a year, end up with us for years. They only move when amazing opportunities become available in wonderful places around our beautiful country or the world like Finland, Wales and France.
The rent includes your FIOS Internet, and basic FIOS TV and Apple TV, water and trash.
Renter pays for their own electricity.
Frontier tv is included. If you want Frontier TV set top box with premium package, the renter would need to cover our monthly cost for the TV set top box, currently at ($15/month).
Animals and pets are on a case by case basis. All animals must be approved in advance.
