    This spectacular property, consisting of 19.9 acres, is one of the most unique and beautiful parcels of land in or around the Town of Paonia. It consists of a secluded and heavily treed section with a large, private river-frontage and small pastures with scattered trees at its middle and north sections. Spectacular homes-sites with views in all directions. It slopes to the South. Seclusion and serenity are unbelievable, especially for an in-town property. It has ample high-priority irrigation water from both the Farmers Ditch and the Feldman ditch. The property is zoned R-2, which allows for single or two-family dwellings. (Dwellings up to 6 units are allowed by Special Review without subdividing). These dwellings could possibly be realized with the property's existing single household well via an augmentation plan. Furthermore, this in-town property offers development opportunities. In April 2021, Paonia town council approved a subdivision for sixteen lots on the entire property known as Riverbank Neighborhood. However, the current town moratorium on sales of domestic water taps thwarted realization. More recently, the town appears to allow residential development with (augmented) wells which would circumvent the water moratorium. There are also an 8" water main-line and an 8" town sewer main-line into the property. Most definitely a Paonia "path of progress" property. Or simply the nicest residential location in Town.
