    Wooded level lot fronts Kirkhoff Rd, 3/10 ths mile off Old Hanover Rd. Left front corners on a R.O.W. (right of way , gravel road) see plat in photos or disclosures. You can drive on the left side and pull onto the lot to park or pull in the front driveway at the post, sale sign. The existing driveway goes thru the front of the lot over to the left side property line where it meets the gravel R.O.W. Lot has a well , had a small dwelling in late 70's. Updated perc test approved Oct. 2020 for a 3 bedroom dwelling. Perc test plat from October in photos and final is in documents down loaded. Note, lot entry at front sign and on the left side. See pics. Please don't block right of way road or block Kirkhoff Rd. Kirkhoff Rd is not paved and is a Use N Common drive for many homes. There is a group of owners that take care of the gravel road. Wooded lot is easy to walk. Not full of brush or thorns! The house site on perc plat is proposed site it does not have to be located where proposed. Septic system site passed in the front of the lot. Sand mound type system would need to be designed, engineered according to the perc test results on the documentation. Existing well drilling report in 70's was 1 GPM so suggest an updated yield test by buyer. Existing wells can be drilled deeper with casing depth increased in some cases and a deeper well provides more water standing reserve in the well.
