"LONG TERM RENT
Tenant must contact landlord right away when noticing any breakdowns and other damages. The landlord is not responsible for any wear and tear damages or breakdown issues during the lease contract. The house is leased AS-IS. If anything breaks down such as HVAC, plumbing, pool, electrical , appliances, etc, it is the tenant responsibly for repair or replacement for the tenant continuous use.
The landlord is not responsible for any utilities. Tenant after moving in must transfer utilities to the tenant's name / identity for continuous use during the contracted lease length.
The landlord is not responsible for pool cleaning and pool maintenance. Once moving in, the tenant must either continue with the landlord pool service company or hiring another qualified pool service to maintain the pool. If found damages due to not maintain the pool regularly under the tenant responsibility, any damages to the pool system will be deducted directly from your security deposit.
the landlord requires proof of tenant rental insurance , (must at least cover for flood and fire) . The landlord is not responsible for ANY personal property losses as a result of fire , flooding, any natural disaster , or anything. It is tenant responsibility to carry personal property insurance along the lease contract length.
if any natural disaster occurs in the area, the landlord is not responsible for anything such as shelter, food , supplies , etc. It is the tenant responsibility to keep up with the public assistance from the local news, and contact emergency 911 for immediate support. "
